Borivali – Mumbai’s Preferred Destination?

The financial capital of the country, Mumbai is also perhaps one of the most gracious ones. For decades now, the city has welcomed all with open arms. And everyone who has lived and worked in the city has been captivated by it, its cacophony and madness notwithstanding. No wonder then, that Mumbai is one of the most prized real estate investment destinations in India. Despite the relatively higher prices, real estate here has always been in demand. The continuously changing skyline of the city is a testament to this demand. Amidst the buzz of this maximum city, lies quietly the lush green suburb of Mumbai. Aptly titled ‘the suburb of gardens’, Borivali is a soothing balm to the soul, with a garden at every bend. For a city that’s been overtaken by the concrete jungle, the lure of the green has been hard to resist, and Borivali has swiftly been developing into a highly-sought after residential neighbourhood over the last few years. Not solely because of the verdant green neighbourhood, but also because of the other conveniences it offers.

1. Excellent Connectivity

The Mumbai Suburban Rail Network is the lifeline of this city and Borivali is an important station on the Western Line, trains run between here and Churchgate every few minutes. Borivali is only about thirty minutes from the Mumbai International Airport. The Mumbai Metro construction is also in full swing and very soon, Borivali will have connectivity through the proposed Metro station. Strategically located, on the arterial western express highway, it is well connected to prime areas in the South and North of the city.

2. Social Infrastructure

Life’s every necessity is a stone’s throw away at Borivali. With a wide range of premium, reputed schools, renowned hospitals, retail destinations, banquet halls, auditoriums and fine dining options, Borivali is the new hub of social life on this side of town, catering to every need. And as if the greenery all around was not enough, there are gardens galore for kids to play and adults to take a walk in.

3. Steady Appreciation

The growing demand and rising number of luxury developments has led to a significant price appreciation trend over the last decade or so. As per 99acres.com, property prices have gone up consistently, with a 100%* (as of 2015) increase in the recent past.

4. More for less

As opposed to other Western suburbs, the cost of real estate has been significantly lower in this suburb. So, one can afford luxury at a relatively lesser price in Borivali. The demand has been on an increase continuously thereby assuring investors of great returns in the coming years.

5. Tourism hub

The centre of attraction in Borivali is the Sanjay Gandhi National Park. Wilderness beyond words, it is spread over 103 Sq. Km., and is cocooned between Mumbai and Thane. It forms about 20% of Mumbai’s geographical area. It is home to about 250-260 species of birds, 1300 varieties of plants, 150 species of butterflies etc. Guided tours and excursions are available on prior booking. While the Sanjay Gandhi National Park. attracts more than 2 million visitors annually, it is by no stretch of imagination the only tourist attraction here. Gorai Beach has a calm and relaxed atmosphere and is paradise for people looking for a weekend to unwind. Essel World Amusement Park nearby is a big attraction for not only Mumbaikars but also tourists from across the country. The Global Vipassana Pagoda is one of the seven wonders of Maharashtra, as declared by the Maharashtra Tourism Development Corporation (MTDC) in June 2013. A beautifully designed meditation hall near Gorai, it sees huge footfalls every year. For the wise investor as well as the peace-loving family man, Borivali is slowly becoming THE place to call home, in this city of dreams. To experience a lifestyle that transcends every ordinary notion of living. *Source: http://www.99acres.com/articles/borivali-the-suburb-of-gardens.html
